T.R. Lawing Realty has managed residential rental properties across the greater Charlotte area and a 12-county region of North and South Carolina since 1957. If you own a rental property anywhere in that region, whether it is a single-family home in Matthews, a duplex in Rock Hill, a portfolio of units in Concord, or an apartment community in Gastonia, this page is for you.

Property ownership should generate income and build wealth. When it becomes a second job, fielding maintenance calls at 11 PM, chasing late rent, coordinating repairs you know nothing about, and trying to stay current on landlord-tenant law in two states- it stops serving that purpose. Professional management solves that. Here is what ours looks like.

Who We Work With

Our clients are property owners, not developers or institutional investors. Most are individuals and families who own between one and twenty residential units, and most manage properties while also holding down a primary career or handling other responsibilities. A significant portion do not live near the properties they own, which makes hands-off professional management not just convenient but operationally necessary.

Individual Landlords and First-Time Owners

Many of our clients came to us after their first difficult tenant experience, their first late-night maintenance emergency, or their first realization that NC and SC landlord-tenant law is more complicated than they expected. If you are newer to property ownership and want to start with a structure that protects you legally and financially from the beginning, professional management is the right entry point. Our property management FAQs address the questions we hear most often from owners evaluating management for the first time.

Experienced Investors and Portfolio Owners

Owners with multiple properties across our service region often reach a point where the administrative and operational overhead of managing everything in-house exceeds the cost of professional management. If you're deciding which properties to self-manage and which to hand off, or if you are acquiring additional units and need a management partner who can scale with you, our real estate for investors page explains how we approach portfolio-level management.

Out-of-State and Remote Owners

A meaningful share of rental properties in the Charlotte area and surrounding counties are owned by people who live elsewhere. Out-of-state owners face the same compliance and operational requirements as local owners; NC and SC law does not provide exceptions for distance, but without the ability to respond in person when something comes up. Full-service management handles the property as if you were local, without requiring you to be.

HOA and Community Association Owners

For owners of units within homeowners associations, or for those evaluating management of HOA common area structures and residential communities, T.R. Lawing Realty has experience navigating the HOA layer of property management alongside the landlord-tenant relationship. If your property has HOA obligations that affect how it is managed or how tenants interact with the community, we account for those as a standard part of our management approach.

What a Full-Service Management Relationship Covers

Our management program is comprehensive by design. Property owners who come to us typically want one thing: to stop thinking about the day-to-day operational details of their rental property. Here's what we handle on your behalf so you can.

Tenant Marketing and Placement

We market vacant properties across major rental platforms, screen applicants against consistent and legally compliant criteria, and place tenants who are qualified on paper and who we believe will take care of the property. Our screening process covers credit, income verification, rental history, and background checks, applied uniformly to every applicant in compliance with fair housing law.

Rent Collection and Delinquency Management

Rent is collected on a consistent schedule and deposited to your account on a regular cycle. When payments are late, we follow a documented process: notice, demand, and if necessary, eviction proceedings handled entirely by our team. You do not field tenant calls about rent. Rent collection services cover how we manage the full payment cycle and delinquency process.

Maintenance Coordination

Tenants reach a live operator 24 hours a day, seven days a week. Our dedicated Maintenance Facilitators coordinate routine, vacancy, and emergency work through trusted in-house technicians and vetted subcontractors who have worked with us for years. Maintenance coordination explains how we handle requests and manage costs.

Property Inspections and Condition Reports

We conduct move-in, periodic, and move-out inspections with written reports and photographs for every tenancy. These reports create the factual record that supports security deposit decisions, maintenance planning, and any legal proceedings that may arise. Our team handles property inspections entirely; no owner involvement required.

Legal and Regulatory Compliance

We stay current on the federal, North Carolina state, and local legal requirements that apply to residential rental properties, including the Fair Housing Act, NC Landlord and Tenant Act, NC Security Deposit Act, City of Charlotte Housing Code, CMPD rental registration, and more. For properties in South Carolina, we apply the applicable SC statutes as well. Legal compliance services cover the full framework we manage on your behalf.

Owner Reporting and Accounting

You receive a detailed monthly owner statement documenting all income, expenses, and maintenance activity for each property. Funds are distributed via direct deposit on a consistent schedule. Our accounting is transparent, itemized, and organized so you can understand exactly what is happening with your investment without having to ask.

What Professional Management Costs, and What It Saves

Property management fees in the Charlotte area and broader Carolinas region typically range from 8 to 12 percent of collected monthly rent, depending on the scope of services, the number of units, and the specific property type. Some companies charge additional fees for leasing, inspections, maintenance oversight, and eviction coordination. We are transparent about our fee structure from the first conversation.

The more useful comparison is not the management fee against zero, but the management fee against the full cost of self-management: your time, the premium vendors charge retail clients versus the rates established managers receive, the cost of a single fair housing misstep, the value of a vacancy that runs two months longer than it should, and the risk of an undiscovered maintenance issue that becomes a major repair. Most owners who have managed their own properties for several years and then transitioned to professional management tell us the cost was less than they expected and the value greater.
