ACCOUNTING
Our accounting services include collection monthly dues, quarterly or annual dues; the timely mailing of delinquent notices, as needed; payment of invoices; double-entry postings; individual ledgers for each home owner; custom report writing support; and always in full compliance with North Carolina General Statutes
COORDINATION OF ASSOCIATION MEETINGS
A Property Mangers works closely with each HOA board of Directors to assist with such task as a regular & annual meeting schedule; development & monitoring of the annual budget; review of insurance coverages; itemized monthly statements; compliance with the HOA Covenants and Rules; newsletters as may be requested; and regular communication with all of the owners as instructed by the Board of Directors.
COMMUNICATIONS
Each month, we will produce an accounting statement for each HOA complete with an itemized operating statement, balance sheet, the original invoices for all expenditures, and a detailed accounting of the status of each home owner's balance. All home owners are provided contact information with our staff and, under the terms of the HOA Management Agreement, we will gladly attend various meeting to address the unique concerns of your association.
MAINTENANCE
Normally, we arrange for the maintenance of all common area by a local landscaper through a negotiated, semi-annual or annual contract. As a property manager, we are in regular contact with a variety of carpenters, plumbers, electricians, roofers, etc and will gladly assist with the maintenance needs of your association. All of our services, including maintenance issues, are customized to each association.
